This is a running list of past maintenance items.


May ,2025

Mary replaced the front gate keypad/knob and it's now working great.

Dan replaced the 2 smoke/CO2 detectors in the big garage.  They have a 10-year lithium battery, so they'll need to be replaced in May, 2035.

Jim Connolly replaced the hot water line that feeds units 1-4. He also added shutoff valves for units 2, 3 and 4. (unit 1 already had it's own shutoff valve.  Jim also warned that all of the water lines are "red copper" rather than "blue copper" pipes. Red is too thin to be used as a water line which is why the pipes are failing.  He says all of the cold water lines will eventually fail - just at a slower rate than the hot water lines.

Dan (son) from Rooter King Plumbing snaked (descaled?) all of the main drain pipes in the garage and outside of the building.

Additional roof repairs by GA Roofing and precautionary sealing of seams on our rooftop.

July, 2023
Power problems in our building - low voltage. The city repaired the problem on the pole near our building - job #3908671 "bad neutral connection at transformer."
Mary repainted the trim around our building.

June, 2023
Our garage was broken into and an electric bike was stolen.  Mary replaced the door and installed a combo lock on the door.
GA Roofing company installed 1 roll of Polyfresko Torchdown and white mastic at multiple locations to roof over unit 1.
Mulch was installed in our courtyeard by Mary.

May, 2023
Epic attempted a repair on our leaking roof, but did not do the full repair suggested by GA Roofing.  The roof continues to leak in unit 1.
Building electrical work was preformed by Mary's dad, George.  This fixed garage lighting problems associated with our new garage lights timer.

April, 2023
Purchased 3 outdoor lights which were installed by Mary and her dad, George.
Extra security mirror installed by Mary and her dad.
Replaced main sewer drain pipe to the left of our garage gate and system was snaked.

February, 2023
We hired GA Roofing to access our leaking roof.

December, 2022 or January, 2023

Leaking roof drain pipe passing through wall of unit #1 repaired.

Julie replaced to hedges.  And Gardener trimmed the big palm tree in the front yard.

September 2022 leak from roof into unit #5.
I asked Oz at Epic Home Upgrades (they replaced our roof in July) for a written description for what was done when they came out to repair the leak. Below is his email reply:

I updated Mary - we came and did a water leak test, we didnt find any penetration but still did some patch work on our work just to be safe.
We recommend next time the moment it happens (if it happens, we dont think so) please reach out to us right away 888-714-3742 so we can see exactly.
One of our workers suggested that it might be from an area we did not work on in the tiles, but everything looks good over there as well.
We are here to assist if anything like this happens again."

August 19th, 2022
Rooter King: Rooting and Descaling of all our drainpipes.
Dan and Danny from Rooter King did an awesome job. They found some very heavy sludge in a few of the lines but were able to clear it out.  Even the main line to the sewer cleared just fine!
They didn't send a camera down the main line to the sewer because when rooting, he did not even encounter any roots in the line.  That's surprising since we have no idea how many years it's been since it was last serviced.  So the main line is in such good shape that he saw no reason to send a camera down.  (yay!)
They also mentioned that it was definitely a better idea to do the rooting and descaling rather than hydro-jetting.  Apparently, jetting would not have been able to clear the really thick sludge that has built up over the years.  Moving forward, they do recommend jetting every 2 years to keep the lines as clear as they are right now.
They also replaced a 9 foot section of pipe, but that was all the drainpipe that needed replacing.  (Which is surprising)  He used some leftover 3 inch pipe from Kim and Bill's project.  (Thanks Kim and Bill!)
They replaced a handful of plugs that were damaged when they took them out (because they've not been removed in years and were stuck).


July 2022 Replaced Roof
Epic Home Upgrades has completed replacing the roof and the gutters leading from the roof on the south side of the building.
Mary finished painting the trim and doors.



June 2022
Mary has been painting the trim and doors with Kim's chosen color.
We took over mowing the lawn and caring for the plants starting this month to save money.  Mary, Julie, and Dan have started working on this.


May 2022
Mary removed grass in side yard and replaced with mulch - including capping the sprinkler lines
Mary's dad replaced a few outdoor lights
Mary's dad replaced timer for outdoor lights and garage
Mary's dad added new electrical line from garage to outdoor light by the mailboxes


April 2022
Mary's dad installed outdoor mirror installed in garage to view the driveway to the right (installed on left side near the mailboxes)

Replaced part of drain line in garage next 2 main garage gate

Repair of wood in the east face of the building to keep moisture out of the wall (not certain of date, only approx)

circulation pump repair.  Dan thinks this is was on the 2019 expenses log.

2019 (March)
Building was tented and treated for termites by Suncrest 714-632-3600, but the work was done by FumeCo Fumigation (Google says they're permanently closed).




2015
Replaced boiler/hot water heater - 2015?  Date not confirmed, but Dan and Mary did inspect it in 2022 and it's a newer unit.
